Heritage Insurance Advisors

About

An independent agency, on purpose

One office in Edmond, a set of carrier appointments, and a way of working that starts with reading what you already have.

The agency

Heritage Insurance Advisors is an independent property and casualty agency in Edmond, OK, led by Skylar Hake, CIC. Independent means the agency is not owned by any insurance company — we hold appointments with a set of carriers and place your coverage with whichever one earns it.

The core of the practice is personal lines — home, auto, umbrella, life, and the recreational things — for households that have accumulated enough to be worth protecting deliberately. The second line is small business and commercial work. We write across Oklahoma and are licensed in Texas and Kansas as well, but the office, and most of the households we serve, are in Edmond and the Oklahoma City metro.

The working style is advisory rather than transactional: we would rather explain a trade-off before you choose than sell past it. That is slower than quoting on price. It is also why clients stay.

What is an independent insurance agent?

An independent insurance agent represents multiple insurance carriers rather than one company. The agency holds appointments with several insurers, quotes the same coverage across them, and re-shops it when pricing or appetite changes — so the recommendation follows the coverage rather than any one company.

The contrast is a captive agent, who represents a single carrier and can only offer that company's answer. Neither model is dishonest — but they produce different conversations. A captive agent starts from a product; an independent agent can start from your situation, because more than one product is on the table.

Where that matters most is at renewal. Carriers adjust their pricing and appetite for a state like Oklahoma constantly, and the policy that was right two years ago may not be the right one now. An independent agency re-shops that quietly, before the renewal surprises you — see how that works on the personal insurance and business insurance hubs.

Where we go deepest

Landlords & dwelling fire

Investor-owned and rental property — dwelling fire policies, loss of rents, and umbrellas that treat a portfolio like the business it is. Read the dwelling fire page — voiced peer-to-peer, because a landlord is running a business whether or not it feels like one yet.

Healthcare practices

Risk work for small independent practices — family medicine, dental, chiropractic, counseling, ambulatory surgery centers. Not hospital systems; practices where the owner's name is on the door. See the healthcare practices hub.
